Booking your stay direct – 

When booking your stay with us directly you will receive an initial invoice. A booking confirmation will be sent via email upon receipt of a 30% non-refundable booking deposit being received via BACS. The remaining balance is due no later than 30 days prior to your arrival date.

Cancellation Policy – 

In the event of you cancelling your booking or changing the dates of your stay with us we would require no less than 30 days notice for a refund of any balance paid, minus the non-refundable booking deposit. As a small independent establishment a minimum of 30 days notice is required to rebook any cancelled bookings. No refund will be given should you cancel your stay within 30 days of your arrival date. 

Should you not agree to our terms and conditions a cooling off period of 24 hours, from the date your booking is made is offered on bookings due to commence within no less than 7 days. The reservation made will then be cancelled without charge. If the booking is not cancelled within this period you will have entered a contract with us and agree to the charges. No cooling off period can be offered on bookings due to start less than 7 days from the booking date and all cancellation charges will apply. 

As proprietors we accept no responsibility for travel delays, weather or other interruptions out of our control. No refund or alteration to our cancelation policy will be given in such circumstances.

Longstone Bed & Breakfast boasts super fast fiber wifi however in the unlikely event wi-fi is temporarily unavailable, for example due to storms or repair work, no compensation or partial refund will be given. 

It is highly recommended that all guests ensure they have a comprehensive travel insurance policy in place for cancellation or curtailment of their stay. 

In the unlikely event that we have to regretfully cancel your booking due to unforeseen unavailability, as much notice as possible will be given to you informing you of this and a full refund of any deposits or balances paid will be made to you, by us. We will do our utmost, if requested by you, to arrange alternative bed and breakfast accommodation of the same or a higher standard, subject to availability, which must be paid for by you directly to the alternative accommodation provider. Availability of alternative accommodation however cannot be guaranteed and no difference in price will be met by ourselves.

VAT – 

All of our nightly rates and additional services are priced including VAT at the current rate. 

Arrival & Departure –

Guests may check-in from 14.00, or earlier by prior arrangement. We offer an early check-in from 12.00 at an additional fee of £10 per room. Guests should ensure they are ready to depart by 11.00, to ensure enough time for housekeeping. 

Residents Breakfast –

Served from 8.00am – 10.00am, at a specific time that suits you. Please specify on the evening prior (or before) what time you would like to dine. 

Our continental breakfast is included in all of our nightly room rates, cooked breakfast options are also available at extra cost and by prior arrangement the night before or at the time of booking. 

Take Away Breakfast Non-residents –

Breakfast orders may be placed via our website or email, upon receiving your order an invoice will be sent, this must be paid for at the time of invoicing. A confirmation email will then be sent confirming your order and collection time. Please make breakfast orders at least 24 hours prior to your collection date. Available for collection from 8.00am – 11.00am

Seasonal & Locally Sourced – 

We aim to source the very best local and seasonal produce, therefore menus and products are subject to change. 

Allergies – 

Please specify any allergies or dietary requirements you or your booking party might have at the time of booking. Please note Longstone Bed & Breakfasts kitchen has traces of nuts. 

Alcohol – 

Longstone Bed & Breakfast does not currently hold a license to sell alcohol, however guests are welcome to bring their own. Alternatively arrange for one of our recommended local suppliers to deliver your order here for your convenience. Glasses available for guests to use throughout their stay. 

Additional Services – 

We offer a range of additional services for guests staying at Longstone Bed & Breakfast to pre-order such as packed lunches, hampers, graze platters and cream teas. These may be ordered at the time of booking or a minimum of 3 days prior to arrival date (to guarantee availability) via email, phone or our website, an invoice will then be sent with payment instructions. Confirmation will be sent upon receipt of payment. 

Car Parking – 

Car parking spaces are available for guests staying at Longstone Bed & Breakfast, vehicles are parked at owners own risk. We accept no responsibility for any loss or damage. 

Strictly No Smoking – 

Longstone Bed & Breakfast is a strictly non-smoking or vaping establishment and operates a no smoking or vaping policy in our guest bedrooms, and all indoor communal areas. Guests may smoke outdoors where we have dedicated ashtrays. 

Pets –

Unfortunately due to our own free ranging poultry we are unable to welcome guests dogs or any other pets at this time to the property. 

Free Wi-Fi –

Longstone Bed & Breakfast boasts super fast fiber wifi throughout the property at no extra charge. 

Access – 

Upon arrival there are 3 steps outside leading onto the terrace area and front door. Guest bedrooms at Longstone Bed & Breakfast are located on the first floor, there is a set of stairs with 13 steps leading both guest rooms.

Guest Bedrooms & En-suites – 

Having recently refurbished throughout the property, our guest bedrooms and en-suite bathrooms are of the highest standards. 

We operate a strict no hair dye/coloring or self tanning policy, to ensure they remain in good repair. 

Our Pixie guest bedroom with a small double bed and its own modern ensuite wet room with shower. Guests must ensure they close the door to the bedroom whilst showering. 

Our Pinkery guest bedroom with king size bed and its own en-suite with bath and over bath shower. Guests must ensure the bath does not overflow when filling. 

Bath mats and towels are provided by us, we ask guests please do not remove them from the property. Beach/swimming towels available to hire at a cost of £5 each. 

Muddy shoes, boots and wet clothing should be left near the front door or please ask us for assistance and we will hang in our drying/utility room.

Both our guest bedrooms accommodate two guests each, no additional guests are permitted. 

Accidents & Breakages – 

Please let us know immediately of any damage or spillage so that we can clean or repair as soon as possible to minimise any damage. Longstone Bed & Breakfast reserves the right to charge for any breakages and/or damage caused. The persons making the booking will be held responsible for any damages. Please respect our property. Longstone Bed & Breakfast accepts no responsibility for any injury or other loss or personal damages caused to guests throughout their stay.

Day Guests –

We appreciate Longstone Bed & Breakfasts communal areas are an excellent venue to entertain. Day guests are permitted at prior arrangement and a cost of £10 per person per day to cover additional running costs. 

Exclusive Use – 

Guests booking both our Pinkery & Pixie guest bedrooms may enjoy exclusive use of the communal areas at no extra cost. 

BBQ – 

Guests may use the communal BBQ at their own convenience and under their own supervision. Longstone Bed & Breakfast accepts no responsibility for mis-use. We will however take responsibility for cleaning the BBQ after use. Should you require any assistance in using the equipment please don’t hesitate in asking, we are here to help. 

Log Burning Fire – 

There is nothing more cosy than an evening around the log burning fire which is located in the lounge. To ensure the safety of all, guests must not attempt to light the fire themselves. We are more than happy to do this for you, if it’s not already lit. The door of the fire must also remain shut at all times, and nothing should be hung in front or on top of the stove. 

Privacy – 

Your personal information will be kept on file for the purposes of your future booking experiences and in-house marketing. This information will not be shared with any third parties. Should you wish to opt out of this policy please request this either by email, telephone or post.
